Two epoxy floors can look identical on the day they're finished. A year later, one still looks new and the other is peeling. The difference is almost never something you can see. It's how the floor was prepped and installed.
Before you hire anyone, including us, ask these five questions.
1. "How will you prepare my concrete?"
This is the most important question you can ask.
โ Good answer
"We diamond-grind the floor, repair cracks and damage, and check for moisture where it could be a problem."
๐ฉ Red flag
"We acid-etch it," "We just clean it," or a vague answer that skips over prep.
Grinding opens up the concrete so the coating can bond to it. Skipping it is the #1 reason epoxy floors fail.
2. "What exactly are you putting down?"
Ask what each coat is, what it's made of and how many coats are included.
โ Good answer
A clear explanation of the base coat, the flake, quartz or metallic layer and the topcoat, and why that system fits your space.
๐ฉ Red flag
An unusually low price with no details.
Thin, cheap materials are an easy way to cut cost, and they're the first to fail under hot tires and road salt.
3. "What's the warranty, and what does it cover?"
โ Good answer
A warranty for your specific flooring system, explained clearly, in writing.
๐ฉ Red flag
"Lifetime guarantee!" with nothing in writing, or no warranty at all.
4. "Who will actually be doing the work?"
Some companies sell the job and send whoever is available to install it.
โ Good answer
You know who will be on your job, and they're experienced installers.
๐ฉ Red flag
The salesperson can't tell you who's coming.
5. "Can I see floors you've done, and read your reviews?"
โ Good answer
Real photos of their own work, ideally before and after, and real reviews from local customers.
๐ฉ Red flag
Stock photos, or no reviews you can find.
Bonus tip: Ask any contractor you're considering for proof of insurance. It protects you if something goes wrong on your property.
