One-Coat Epoxy Floors

An affordable way to seal and brighten concrete that doesn't take heavy use.

One-coat is a single thin coat of epoxy over properly prepared concrete. It seals the slab, brightens the room and makes it easier to sweep. It's a maintenance coating, not a full floor system: plan on a fresh coat down the road, and choose a thicker system if you park on it every day.

Great for

  • Storage and utility rooms
  • Unfinished basements
  • Rental units between tenants
  • Sheds and light-use spaces
  • Sealing dusty concrete

Your install, day by day

  1. Day 1
Grind and coatWe still diamond-grind and repair the concrete. A thin coat peels fast without good prep. Then we roll one coat of epoxy.
  2. After
Back on itLight foot traffic in about a day. We'll tell you when it's ready for anything heavier.

From our crew: what to know before you pick

Prep is not optional

Most peeling floors we see were thin coats over unground concrete. We grind first, even for a one-coat.

Not for hot tires

A single thin coat isn't built for daily parking. For a garage you drive into, look at Solid Color or Flake.

It can amber in sunlight

One-coat epoxy has no UV-stable topcoat, so it can yellow where the sun hits it. It's best indoors and away from big sunny doors.

Plan on a recoat

How long it lasts depends on traffic. Expect a fresh coat down the road, which costs far less than redoing a failed floor.

Is it right for your space?

A great fit if…

  • It's storage, utility or a light-use room
  • You want to seal dusty concrete on a budget
  • You're refreshing a rental between tenants

Maybe not if…

  • You park in it every day (see Solid Color or Flake)
  • It gets strong sun through a door or window
  • You want a floor that lasts for many years without a recoat

Caring for your floor

  • Sweep or dust-mop once a week. Grit is what dulls a floor.
  • Damp-mop with warm water and a little pH-neutral cleaner. Skip vinegar, bleach and citrus cleaners.
  • Rinse off road salt in winter instead of letting it sit.
  • Wipe up gas, brake fluid and harsh chemicals right away.
  • Put a pad under kickstands, jack stands and heavy furniture feet.
